What is a Home Inspection and why do I need one?
A home inspection is a visual and operational inspection of a home and it's systems, HVAC, plumbing, structural, etc., that is typically performed after an offer has been accepted by the seller. Before you go through with the purchase of the house it is best to have as much knowledge about the condition of the home as possible to avoid buying a money pit that costs you thousands of dollars in repairs down the road. A good rule of thumb is to estimate around 16 cents per square foot. A 2,000 sf home would run about $320 (2000 x .16) or a 3,000 sf $480 (3000 x .16) This is an approximate estimated example, other factors may cause prices to change.

Do I have to be there during the inspection?
No, it is important that you be there at the end of the inspection so that the inspector can go over any major issues that were found, if that is not possible a phone consultation can be done instead.
